Milord assisted in property evaluation and property purchase from the Archdiocese of Chicago. The owner's budget kept shrinking in prelim from what they had previously stated. We reprogrammed the entire building from the previous Mokena project. After bidding it out wit the savings we developed we were able to add a small gym and significant drop off canopy and still increase our contingency substantially. The building design was cut into the side of a hill to save excavation and exterior detailing. A structural precast design with stamped patterned berick and sandblasted finishes was used to mimick a stone and brick building. Basic steel joists and deck construction. With the savings generated we were able to upgrade most all the finishes especially turning the multipurpose worship/gym into a finished santuary with millwork paneling, colored acoustic panels and stge curtains. Also added monument sign, cabinets, sill, trim, column wraps, extra choral risers, added folding wall and better STC, added toilet rooms, added lighting accents and sconces, a DDC control system, shelving, appliances, drywall ceilings and clouds, brick pavers, flgpole, offsite improvements.
